  • Vetting Contractors for addition to the Approved Builders list.
  • Review your existing home plans, if applicable
  • Begin the design project based upon the Client’s wishes regarding cost, floor plan, finishes, etc.
  • Make certain the bid received is fair based upon current material prices and labor required.
  • Maintain a schedule of all approved contractors and make certain the chosen contractor can begin and complete the work according to the schedule set forth.
  • Monitor construction to be assured materials are as promised and workmanship complies with the highest standards.
  • Liaise with client on requested change orders, provide a quote for any additional cost the change may add to the original bid. Create change order for homeowner and contractor to sign as an addendum to the agreed upon contract.
  • Make certain project milestones are completed per the schedule.
  • Make certain all punch list items are taken care of before final payments are made.
  • Survey completed for each lot.
  • Provide an initial gravel road, and eventually a paved street to each lot as per neighborhood design.
  • Provide Electrical service to each lot.
  • Set forth Covenents and HOA requirements.
  • Provide bid to Construction Manager based upon the design and material list provided.
  • Submit Sub-contractor bids to Construction Manager. If CM ascertains sub-contractor cost is too high for service provided, Contractor will use alternate sub-contractor as suggested by CM. Local businesses will be given first opportunities, but if out-of town sub-contractors provide the same product and service for a significantly lower price, substitutions will be made.
  • Finalizing a design and beginning the construction phase within 24 months of closing on the purchased lot.
  • Paying for drafting and stamping of finalized design, if one is not being provided by homeowner.
  • Choosing their Preferred Contractor. Contractors must be vetted and approved by Construction Manager and Blackshirt Development.
  • Be responsive to the CM, and work to complete the design requirements in a timely fashion.
  • Paying for a well and septic system, to be overseen by Construction Manager.
  • Provide landscaping for front and back yards per requirements set forth in the Covenants.
